Our South West region is currently looking for a Senior Land Manager to join the Development team in our Bristol office. You will have extensive knowledge and experience in Land, specifically in the new homes market of the Bristol and surrounding areas.
The main purpose of the role is to acquire land on behalf of the Company suitable for current and future development in accordance with the commercial and financial policies. You will also assist others with the pre-planning of a development site in all Legal, Planning and Marketing aspects to achieve the maximum commercial returns.
Identifying and securing the introduction of sites to the Company, principally through the forming and maintenance of close relationships with Estate Agents and other persons associated with development land allocation, planning and disposal. The planning, marketing and financial evaluation of sites through the carrying out of initial valuations and the securing of Planning research, physical and technical site appraisals. Formulating site values by determining the optimum dwelling mix, layout, configuration and purchase terms in line with marketing input. Making offers to purchase and negotiating the most advantageous price and terms direct with the vendor or their Agents and upon terms which are commercially satisfactory. Securing of the exchange of contracts to purchase; negotiating and securing complete legal verification that the terms of purchase are satisfactory. Identifying and securing agreements so as to provide future land for the benefit of the Company. Securing planning and associated permissions and conditions by negotiation and liaison with the relevant Authorities and with local residents and representative bodies. Recommending the detailed marketing specification by consultation with Agents and analysis of competitive dwellings, in liaison with the Marketing Department. Working closely with the Build Department on sites not yet operational, regularly reviewing and updating site valuations and budgets to ensure they reflect the current proposals and values.
